The Remote Buying Process
The home buying process in Nevada is the same whether you're physically present or not. You'll make an offer, negotiate terms, open escrow, complete inspections, secure financing, and close. The key difference is that I handle the in-person steps for you, including property tours, inspections, and the closing appointment.
Virtual Tours and Video Walkthroughs
I provide detailed video walkthroughs of every property you're interested in, shot on my phone with commentary about the neighborhood, condition, and features. Many buyers make their final decision based on these walkthroughs combined with online research. If you want to visit in person before making an offer, I can arrange a focused weekend tour of your top picks.
Loans Across State Lines
Most lenders work across state lines without issue. If you're using a California-based lender, they'll need to be licensed in Nevada or partner with a Nevada-licensed lender. I work with several lenders who specialize in cross-state transactions and can streamline the process. The loan process itself is identical to any home purchase: pre-approval, application, underwriting, and closing.
Nevada HOAs: What to Know
Many Nevada communities, particularly newer developments, have homeowners associations. Nevada HOA law is different from California's. Nevada requires HOA disclosure documents during the transaction, and buyers have a right to review governing documents before closing. I'll make sure you understand any HOA fees, rules, and restrictions before you commit.

From offer to closing, a typical Nevada home purchase takes 30-45 days. If you're buying while still living in California, plan for the full timeline. Most clients start their search 2-3 months before their target move date, make an offer about 30-60 days before moving, and close on the Nevada home shortly after or before their California move-out date.
