The Off-Market Layer

Common Questions

Luxury Market FAQ

Straight answers on the questions that come up first in the $1M+ tier.

What does $1M+ buy in Northern Nevada?

A Tahoe-area view home or condo at the low end, or a Carson Valley estate and Reno custom build higher in the tier. The map of what you get varies a lot.

Is luxury a buyer's or seller's market?

Roughly 4.5 to 7.6 months of supply in the luxury tier reads as balanced to buyer-friendly, so negotiation room exists.

Why are so many deals off-market?

Privacy and limited public inventory. Qualified buyers get access through an agent's network.

Do I need to be pre-approved to tour $1M+ homes?

Often, yes. Sellers frequently want to see proof of funds or a pre-approval before showings, and Dennis helps you get set up in advance.
