Market Snapshot

September 2026 Snapshot

September 2026 closed with Washoe County's median home price at $595,000, up 9.7% year over year, on 1,196 active listings and 2.5 months of supply, per Sierra Nevada REALTORS. Reno and Sparks single-family supply each held at about 2.3 months, and homes in the core metro were going under contract in about four weeks. The luxury tier, at roughly 4.5 to 7.6 months of supply, remains the most buyer-friendly slice of the region.

October 2026 Update

The latest published numbers, from the Sierra Nevada REALTORS September 2026 market report and Northern Nevada Regional MLS data, point one direction: scarce inventory. Active listings in Washoe County fell about 20% year over year, new listings in Reno-Sparks ran about 20% below the prior month, and homes priced right kept selling in under 30 days. That keeps the seller-lean intact through the fall, with the luxury tier the notable exception.
