Retiring to Northern Nevada in 2026: What Your Retirement Income Buys

Peaceful mountain scenery with pine-covered peaks and wildflowers at golden hour.

For California retirees, Northern Nevada's appeal comes down to two numbers: zero state tax on retirement income and housing that costs a fraction of California prices. Nevada taxes none of your Social Security, pension, or IRA withdrawals at the state level, and it has no inheritance or estate tax. Here is what that means with 2026 figures.

Nevada Taxes No Retirement Income

Nevada has no state individual income tax at all, so Social Security benefits, pensions, 401(k) withdrawals, IRA distributions, and annuities are all untaxed at the state level. Only federal taxes still apply. Nevada also has no inheritance tax and no estate tax, which it repealed in 2005, and no gift tax. The only estate-level tax a Nevada resident might face is the federal estate tax on very large estates.

The California Comparison

California taxes retirement distributions, pensions, and investment income, and its top marginal rate reaches 13.3% including the mental health surcharge. For a couple with meaningful retirement income, the annual difference between the two states runs into five figures. Our no state income tax page shows the math at several income levels, and the how much will you save post walks through a full side-by-side.

What Retirement Income Buys in 2026

Cost of living indexes put Carson City near 109 on a national average of 100, versus 127 in Sacramento, 162 in Los Angeles, and 246 in San Francisco. Housing is the headline: typical home values in 2026 run around $450,000 to $504,000 in Carson City, $556,000 in Gardnerville, $577,000 in Reno, and about $700,000 in Minden. The Where to Live guide compares the communities, and the cost of living page breaks down housing, utilities, gas, groceries, insurance, and property taxes line by line.

Healthcare Close to Home

Retirees ask about healthcare more than anything else. Carson Tahoe Regional Medical Center serves Carson City, Renown Health anchors Reno, and Barton Health serves the Tahoe side, with growing primary care and specialty networks across the region. Our healthcare guide covers the hospitals, and the health insurance post explains Nevada Health Link enrollment after a move.

Property Taxes Stay Predictable

Nevada's property tax system is different from California's, with an assessed value cap of 3% a year and no state income tax to fund services. Our Nevada property tax guide explains the numbers, and the property tax savings page includes a free overpayment check.

Retirement is the move where the math matters most, because your income is fixed and the savings are permanent. I have helped hundreds of California retirees land in Carson City, the Carson Valley, Reno, and Tahoe, and the pattern is consistent: the money goes further, the paperwork is lighter, and the lifestyle is quieter.
