What Your California Home Sale Can Buy in Northern Nevada: 2026 Home Values by Town
If you are waiting to move until you sell your California home, you are probably waiting to see exactly what the proceeds will buy. This post puts the current numbers side by side: the California medians on one side, Northern Nevada's values on the other, all drawn from the market reports I track for clients in 2026.
The California Side of the Ledger
The California Association of Realtors forecast, released in September 2025, put the 2026 statewide median existing single-family price at $905,000, up 3.6% from 2025's projected $873,900. The Bay Area runs far above that: C.A.R. data put the San Francisco Bay Area median near $1.4 million in June 2026, about 7.8% higher than a year earlier. If your home sits in one of California's million-dollar counties, the gap between what you sell for and what you can buy here is the whole story of this move.
What the Same Money Buys in Nevada
The medians below are what I look at weekly, and they range by source because MLS sold prices and typical-value estimates measure different things. Treat them as ranges, not a single number:
Reno: median single-family sold price about $710,000 in June 2026 (Sierra Nevada Realtors); Zillow's typical all-housing value sat near $576,900 at the end of June 2026. Sparks: about $590,000 median single-family sold in June 2026.
Carson City: Redfin put the median sale near $479,000 for the three months ending May 2026, while a local June 2026 comparison pegged it closer to $525,000. Lyon County (Dayton and Fernley area): a $441,000 median for the three months ending July 2026 (Redfin).
Douglas County (Carson Valley): median single-family sold price $644,000 in June 2026 (Sierra Nevada Realtors), with Minden's median sold near $710,000 in April 2026 (Movoto) and Gardnerville typical estimates around $635,000. The full area-by-area table, with dates and sources, lives in our Northern Nevada housing market report.
When Your Proceeds Cover the Whole Price
Here is a simplified example, and it is an example, not a promise. Say your California home sells at the 2026 statewide median of $905,000 and you carry a moderate mortgage balance. Whatever you walk away with after paying off the loan and closing costs is the number that matters on this side.
At the Carson City median around $479,000 to $525,000, or the Lyon County median near $441,000, that level of equity is enough for many sellers to buy outright, which means no mortgage payment, just property tax and insurance. At the Reno median of $590,000 to $710,000, depending on the measure, the same proceeds fund most or all of the purchase, or a healthy down payment that keeps the monthly payment small. Run your own numbers against the cost of living comparison, and see the guide to your California home for the sell, rent, or keep decision you face first.
What Under $400,000 Actually Buys in 2026
Not every transplant is selling a Bay Area home, and the entry tier is worth knowing street by street. In Dayton, the mid-2026 median list price ran about $385,000, and roughly a quarter of site-built listings sat under $400,000, including new construction in the $380,000 to $500,000 range. Fernley, further east in Lyon County, listed around $360,000 at the median, the cheapest entry of the group. In Carson City, $400,000 is entry level: new townhomes around $390,000 and older single-story homes of 1,200 to 1,600 square feet near the same mark. In Sparks, sub-$400,000 inventory is thinner, mostly older three-bedroom homes around $389,000 to $399,000 and smaller condos. The Tax Angle on the Same Dollar
Once the money is here, it works differently. Nevada has no state income tax, so the income you earn after the move, including retirement distributions and business income, is not taxed by the state. Property taxes run under a different system, with caps and exemptions that California buyers often misunderstand, and our property tax savings guide runs the numbers by county. The federal treatment of your sale gain is unchanged; that part is between you and your tax advisor.
Buying From California Is Routine Now
You do not need to move first to buy here. Remote purchases are common, with virtual tours, electronic signing, and lenders who work across state lines, and I have walked California sellers and Nevada buyers through the overlap many times. The remote buying guide covers the process and timelines, and it pairs with the moving checklist for the weeks after closing.
These figures come from the cited 2026 sources and they move monthly, which is exactly why I pull current comps for every client.
