RV, Boat, and Big-Garage Living in Northern Nevada: What California Transplants Should Know

Northern Nevada is built for people who own toys: Lake Tahoe is 30 to 45 minutes from the valley towns, the Carson River runs through the region, and public land stretches in every direction. If you are moving with an RV, a boat, or a serious workshop habit, the registration rules and the housing market both reward planning. Here is what to know.

Boats Register With NDOW, Not the DMV

Nevada's Department of Wildlife handles boat titling and registration, not the DMV. Every motorized watercraft, including jet skis, must be titled and registered to operate on Nevada waters, while non-motorized vessels like canoes, kayaks, and non-motorized sailboats are exempt. A boat registered in another state can use Nevada waters for up to 60 consecutive days, but once you bring a boat into Nevada to keep it here, it must be registered within 60 days. Registration runs one year and expires December 31, so it renews on a calendar-year cycle regardless of when you buy.

Boat Fees by Length

NDOW charges a $20 certificate of ownership, or title, fee, plus an annual registration fee that scales with the boat's straight-line length: under 13 feet is $20, 13 to under 18 feet is $25, 18 to under 22 feet is $40, 22 to under 26 feet is $55, 26 to under 31 feet is $75, and 31 feet or more is $100. One more rule to plan for: operators born after January 1, 1983 must hold a Nevada Boater Education Card to run motorized watercraft over 15 horsepower.

Trailers: Cheap Plates, Same 30-Day Clock

Travel trailers, fifth wheels, and utility trailers register with the DMV, and the base fees are small: $27 for a travel trailer, $12 for a trailer with unladen weight of 1,000 pounds or less, and $24 for a heavier trailer. Every trailer also pays the 4% Governmental Services Tax on its depreciated valuation. Trailers are exempt from insurance, odometer, and smog requirements, and they carry a single license plate. If your trailer comes from another state, it needs a VIN inspection, and new residents still face the standard 30-day registration deadline.

Motorhomes Register Like Cars

Motorhomes are treated like passenger vehicles for registration: the same Governmental Services Tax on depreciated value applies, and a standard Class C license covers most personal RVs under 26,000 pounds of gross vehicle weight. If you are comparing what it costs to bring an RV versus a boat and trailer, the vehicle registration fee post walks through the GST formula, and the car registration guide covers the 30-day clock and the paperwork order.

The Housing Side: RV Garages, Shops, and Acreage

Homes with RV garages, workshops, and room for a boat or trailer are a real and recurring part of the Northern Nevada market, especially in Dayton, the outer edges of Carson City, and the Carson Valley. Buyers moving with toys usually want three things on the same lot: a garage door tall enough for the rig, a pad or driveway that can hold a trailer, and enough land to maneuver. Our Homes for Sale page makes it easy to request personalized options for every community, the acreage and rural land guide covers wells, septic, and zoning for bigger lots, and the Where to Live guide compares the towns by pace and price.

Winter Storage Reality

Plan for winter before you buy. Boats and RVs need winterizing in the valley towns and especially near Tahoe, and covered or indoor storage is worth budgeting for if you do not have a garage that fits. The first winter guide has the full home prep checklist, and the moving budget post shows what storage and setup costs typically run in the first year.

The short version: boats register with NDOW by length, trailers are cheap to plate, and the housing market has real options for big toys if you know what to look for.
